The proposed Harlow urban extension is of a suitable size, scale and density to work – both at a regional level and in its details. This would create real 'mixed use' – vibrant, local, enriching and varied everyday activity in places where plenty of exchange can take place with minimum travel.
The proposed town plan puts daily needs – shops, schools, medical, work and leisure – within a walk or short public transport ride from the home. There is huge variety of street form and type which in turn makes real variety of architectural form and use possible.
Good mixed use avoids the sterility and economic inefficiency that can often arise from large-scale single-use development – be it an industrial estate, office park or housing estate. Such zoned development is wasteful of land, diminishes social exchange and at a practical level forces many people to use their cars for all their daily needs.
